Postcode Paralysis

Having a fixation on a very specific location or postcode has the potential to become death by a thousand cuts. I’ll use the example of a dear friend of mine. She lives and breathes South Yarra. In fact, in her words, South Yarra is the centre of the universe — and don’t even try telling her otherwise.

But loving South Yarra doesn’t necessarily mean South Yarra is the right place for her to buy.

I recently worked with two sets of clients who had a similar fixation on a very particular suburb or pocket. Both couples knew exactly what they wanted, and both had healthy budgets. But for one of them, buying in their preferred location would have meant making significant compromises to the property itself — compromises that could have been detrimental to their longer-term goals.

For the first couple, the journey was really about sifting through properties in their preferred area, waiting for the right one to appear and, when it finally did, making sure we were the buyer.

The second couple’s journey was quite different.

They had already been looking for around six months and were becoming increasingly frustrated because the right property simply wasn’t appearing. Initially, part of the reason they wanted to work with me was access to off-market properties. Perhaps their ideal home was out there somewhere, hidden away from the major property portals, and I could uncover it. But my job isn’t just about finding off-markets. It’s about giving my clients a holistic view of the market. And when I completed my initial suburb research, the problem became pretty clear.

They weren’t missing the right property. The property they wanted simply didn’t exist in that suburb at their budget.

At least, not without making compromises that defeated the purpose of what they were trying to achieve.

What the research also showed was that in the neighbouring suburb, the exact type of home they wanted did exist— and within budget. We weren’t talking about moving across Melbourne. These comparable properties were often less than a kilometre from where they had been searching. They probably already knew this. They had likely even seen some of these properties come up for sale.

But they were sufferingfrom post­code paralysis.

So how do we move past it while still balancing lifestyle, location and buying a quality long-term asset? For me, it comes down to education. Sometimes that means showing a client the risks of buying an inferior property purely to secure the postcode they have their heart set on. Other times, it means showing them the opportunity sitting just over the horizon — perhaps literally a few streets away.

Of course, it’s never my decision to make. My job is to provide the research, evidence and perspective so my clients can make an informed decision about which compromises they’re prepared to make. Because every property purchase involves compromise. The question is whether you compromise on a postcode boundary — or compromise on the property itself.

More often than not, once clients can see the evidence in front of them, we end up in that neighbouring suburb with the better property: one that actually fits their brief, their budget and their longer-term goals.

And the funny thing? When I follow up with them in the years that follow, they’re rarely mourning the postcode they didn’t buy in.

They’re usually just very happy with the home they did.
